Rooms are big and good enough.
A Big Problem is Hotel Location , there is no groceries nearby all construction work on everyside. Malls and tourist spots are too far and pathetic traffic in this area.
Overall Hotel and and room services are good.

The hotel is very bad, the reception guy is very raises he don’t respect the Emirates, when I asked him about my reservation he said we don’t have some one by this name and I already paid by AGODA in the end he accepted and let me in. Secondly the check in is at 3:00 but he said the they are cleaning the room but why you dont finish the cleaning is before I come I entered my room at 4:00 pm. The manager of the hotel is not answer while I am speaking to him and thinks that he is higher than the people. In the end of our trip the workers did not come to take our bags and the guy of the reception is ignoring me and not helpful. The location is very far from the city center and the taxis will be very expensive if you are going to boulevard or winter land. I went to many hotels in my life but this is the worst ?

BAD: wifi signal was abysmal - barely worked in my room. carpet was stained and extremely worn. furnishings were very old and outdated. no hot water in my shower. stains also on the walls and everything was just extremely old. air conditioning did not work (luckily i didn’t need it). for 560SAR a night, it was extremely disappointing.
GOOD: location was decent - you could at least walk a bit and also has a large grocery store nearby. the street noise didn’t bother me much and when i needed a hairdryer, front desk answered right away and it was delivered a few minutes later. all the staff was really nice, helpful and pleasant to deal with, so that was the upside.
wouldn’t stay here again though.

Decent rooms, comfortable beds and decent breakfast. Dinner service and food is also good.
Some staff members are not helpful, especially the Arabic speaking ones at the reception day shift.
Room service didn't happen every day.
Elevator sound is just inexplicably loud!
Location is in a rusty neighbourhood, potentially dangerous for outsiders.
Overall a good bargain if you don't care about the location.

The building, facility was updated, clean, and serviceable. The service was unresponsive and inattentive. The location was heavily burdened with traffic, construction, and detours, not a pleasantly walkable area for families, unsafe.
I hope that one day KSA will modernize the thought and approach to health, wellness, and safety, regarding smoking policies. Smoking inside of accommodations is outdated, unhealthy, unsafe, and impractical. It must be banned and enforced.
